If you are thinking of having a loft extension, you will probably have many questions. We hope we can answer some of those now, but if you have any further questions or wish to arrange a free survey and quotation, please give us a call.


 

Can my loft be converted?

 

Most lofts can, it depends on the existing head height. If you measure the distance between the very point of the inside of the loft down to the top of the ceiling joists and this distance is 2.3m or greater then the answer is most probably yes.


Will I need Planning Permission?


The majority of loft conversions do not require planning, they can be carried out using your permitted development rights (P.D.) providing you haven't used your allowance, in a typical terraced house you can build up to 50m3 combined in the loft and extension.

Example:
A typical dormer will use around 20m3 so if you have a large extension or conservatory of 25-30m3 this will leave around 20-25m3. Plenty of room for a dormer.

However, all lofts require building regs


Will Plans need to be drawn up?


Yes plans will be required in order to conform to local authority building regulations. This ensures all works are checked by structural engineers and authority inspectors. This is something County Loft Conversions Ltd will arrange on your behalf.


How Long does a loft conversion take?


An average conversion will take in the region of 4-5 weeks depending on the size of your project. The expected time scale of your project will be confirmed to you before work starts on your project.


Will there be much disruption to our daily lives?


We keep disruption to a minimum, we enter the house via scaffolding on the roof and carry out 3/4 of the work this way we only enter the house on the third week to install the staircase.

What are the payment arrangements?


County Loft Conversions Ltd take payments as work progresses and you can see things taking shape. We do not believe in presenting you with weekly invoices, you pay in stages

5% Deposit
20% on start date
35% when dormer is constructed
35% when staircase is fitted and the loft is ready for plastering
5% on your absolute satisfaction

We ask for a deposit, payable on order of 5%. Once received we will issue you with a receipt and a provisional start date. On the day work commences we will ask you for 20% of the payment. Once your dormer has been formed (or in the case of velux conversion only) when sky lights are in we will ask you for a payment of 35%. Once the staircase is in place and the loft is plaster boarded ready for the plasterer we ask for 35% and finally on completion we ask for the final 5%


Will a loft conversion add value to our home?


It has been proven a conversion will add value to your home, especially if it contains an extra bathroom.


 

Do you only work in Essex?
